五、保證金Deposit
1.為確保房屋及其附屬設施之安全與完好，及租賃期內相關費用之如期結算，乙方同意於_______________年___________月___________日前支付給甲方保證金人民幣_____________元整，甲方在收到保證金後予以書面簽收。

六、甲方義務ObligationsofPartyA
1.甲方須按時將房屋及附屬設施(詳見附屬檔案)交付乙方使用。

2.房屋設施如因質量原因、自然損耗或災害而受到損壞，甲方有修繕並承擔相關費用的責任，

七、乙方義務ObligationsofPartyB
1.乙方應按契約的規定按時支付定金、租金及保證金。

2.乙方經甲方同意，可在房屋內添置設備。租賃期滿後，乙方將添置的設備搬走，並保證不影響房屋的完好及正常使用。

4.乙方應按本契約規定合法使用該房屋，不得擅自改變使用性質。乙方不得在該房屋記憶體放危險物品。否則，如該房屋及附屬設施因此受損，乙方應承擔全部責任。

5.乙方應承擔租賃期內的水、電、煤氣、電訊、收視費、等一切因實際使用而產生的費用，並按單如期繳納。

八、契約終止及解除的規定Terminationanddissolutionofthecontract
1.乙方在租賃期滿後如需退租或續租，應提前兩個月通知甲方，由雙方另行協商退租或續租事宜。在同等條件下乙方享有優先續租權。

九、違約及處理Breachofthecontract
1.甲、乙雙方任何一方在未徵得對方諒解的情況下，不履行本契約規定條款，導致本契約中途中止，則視為該方違約，雙方同意違約金為人民幣_____________元整，若違約金不足彌補無過錯方之損失，則違約方還需就不足部分支付賠償金。

根據相關規定，經甲、乙雙方友好協商一致，自願訂立如下協定：

九、契約期內乙方必須依法經營，依法管理，並負責租用廠房內及公共區內安全、防火、防盜等工作，如發生違法行為，由乙方負責。乙方應按國家政策法令正當使用該物業，並按要求繳納工商、稅務等國家規定的費用。
十、本契約有效期內，如國家或甲方、乙方有新的規劃時，雙方應配合新的規劃執行，甲方須提前__________個月通知乙方，甲、乙雙方協商解決。
十一、本契約有效期內，任何一方違約，對方都有權提出解除本契約。由此造成的經濟損失，由違約方負責賠償。

甲方有位於 建築面積 平方米的門面 間，室內水、電二通，設施完好，意欲出租，現經雙方協商，達成以下協定，共同遵守執行：
一、甲乙雙方本著平等、互利、互惠的原則，自願簽訂門面出租契約。
二、租期自 年 月 日至 年 月 日，房屋租金每年為 元，契約簽訂之日起按 一次性向甲方繳清。若甲乙任何一方提出提前解除契約，均需徵得雙方同意，甲方需提前收回，退還已收乙方租金，乙方需提前退租，乙方已交租金甲方不退還。
三、乙方在租房期間，每月的水、電費按實數向收取水、電費的單位或個人如實繳納。如因拖欠上述費用而造成對乙方的停水、停電甲方概不負責。
四、乙方在租房期間應遵守國家的法律規定及有關治安條例，承租人不得在出租房內非法生產、儲存、經營易燃易爆、有毒及黃色等物品，或從事其他違法犯罪活動，如因乙方不遵守國家的法律規定，所造成的一切後果及經濟損失，由乙方承擔全部責任。
五、門面快到期時，乙方如需續租，在同等條件下甲方應優先乙方。乙方必須接受租金價格隨當地市場價格變化而浮動。並且應該提前壹個月一次性付清當年門面租金。如乙方無意續租，必須提前一個月告之甲方，否則乙方賠償甲方兩個月門面租金。若乙方將下年度門面租金一次性付清，在租賃有效期間內，乙方有權轉讓，但需告之甲方。若是乙方自己聯繫租主，乙方有權收取裝修費，若是甲方聯繫租主，乙方無權收取裝修費。
六、乙方退回門面給甲方時，甲方不負責乙方的任何裝修費，門面內外及其它若有損壞，乙方應負責維修。對於衣店牌、收銀櫃、掛衣架、玻璃門、房門、地面磚等其它屬於乙方的財產，能搬走的財產乙方有權搬走，不能搬走的，不能對門面有任何的損壞。
七、租賃期間，乙方如發生水、火、電等意外災害，與甲方無任何關係;若發生不可抗力的自然災害，乙方負責維修門面。
八、本契約一式二份，甲、乙雙方各持一份，經雙方簽字生效，具有同等法律效力。
